How will
I know what's covered under
Keating Development Group'swarranty?
It's
a process that's not done very often by most people.
Our years of experience have led us to anticipate
some of the questions that you might have and provide
these straightforward answers.
If I close on my home during the winter
will the landscaping and driveway be done?
In this climate, the installation of landscaping and
driveways is seasonal. Anyone who closes in winter (form
late November on) will need to wait until spring for
the installation of their driveway and landscaping.
Landscaping is typically started in late June; sod is
grown in the region and needs time to mature before
it is installed. For the driveways, the asphalt plants
normally open for the season around the middle of May.
As an interim measure, Keating Development Group installs
a gravel base to enable you to access your garage throughout
the waiting period.
We closed in December and some
of our neighbors closed in February, yet they had their
driveways and landscaping put in before us, why? For maximum efficiency, landscaping and driveways
are sequenced, starting from one end of the block down.
The difference in timing is negligible as entire blocks
and even neighborhoods are typically completed within
a couple weeks, weather permitting.
How will I know what is covered under
Keating Development Group's warranty?
At the time you signed your purchase agreement you should
have received a Homeowner's Information Manual (you
can also download one in our Homeowner
Services section of this web site). Toward the back
of the book, conditions are noted that will be covered
or will not be covered depending upon certain circumstances.
We strongly encourage you to read this section before
meeting with your quality assurance manager who will
then be more than happy to answer any questions you
may have.
What is the pre-drywall orientation
and why would I want to participate?
The pre-drywall orientation walk occurs after the mechanicals
are completed and before the home is dry walled, giving
you the opportunity to see "behind the walls of your
home." In addition to giving you an opportunity to see
how your home is constructed, it serves as a check to
make sure all your options selected are in and in the
right locations. Although not mandatory, we highly encourage
you to attend this orientation.
What happens if I can't make the scheduled
pre-drywall orientation?
Unfortunately, there is a very limited window of opportunity
for a pre-drywall orientation walk so that construction
of your home does not get delayed. Because there often
is less than a week to get this done we don't have a
lost of flexibility in rescheduling this orientation,
but we are willing to work with you to see what can
be done.
Can I or anyone else go into the home
before closing to put in speaker wiring, security system,
etc.?
Having work done to your home outside of Keating Development
Group options is prohibited for a few reasons. First,
there are issues of liability. If a worker who is not
contracted to be there gets injured, Keating Development
Group is liable. Second, we have agreements with our
subcontractors that entitle them to do all of the work.
Please keep in mind that we are the legal owners of
the house until it is turned over to you at closing.
Will our home be ready to move into
the day of closing?
A week before closing you will walk through your home
with our quality assurance manager to inspect everything.
Prior to this time our quality assurance manager has
already accepted the home from construction, so it should
already be in good condition. For added peace of mind
you will walk through the home again just prior to closing
to confirm that any corrections were completed to your
satisfaction.
What about servicing the home after
I move into it?
Past experience has taught us that invariably our new
homeowners may have further questions and concerns once
they have had time to settle in their home. As such,
please refer to your Homeowner's Manual that was given
to you at time of contract (also available in our Homeowner
Services section of this web site). Should you need
further explanation or information, contact the quality
assurance manager. Additionally, you will have an opportunity
to have your warranty requests addressed at your 30-day
and 11-month service requests form. Note: Your warranty
requests can be submitted online. We ask that any final
warranty requests be submitted 30 days prior to the
expiration of your one year warranty (11-month). The
quality assurance department requires at least 30 days
notice to set up and schedule the in-home repairs, and
process all necessary paperwork to complete your warranty
item(s). We encourage you to refer to the section of
your Homeowner's Information Manual entitled "Quality
Assurance and Warranty Program" for more detailed
information about the servicing aspects of your home
after closing.
What about the phone hook-up?
The telephone service in your new home is pre-wired
to the exterior only. Therefore, you will be required
to contact your local telephone company for installation
of the entrance bridge and new phone service.
How will I know which companies
to contact for these services such phone, cable, utilities,
etc.?
Your quality assurance manager will provide you with
a listing of all the local public utility companies,
phone companies and cable companies. The list will also
include a phone number for village hall and assorted
emergency numbers to call including fire and police.
